Here's how Siesta cashed in on Indian hospitality market

Over the last few years, the Indian hospitality market has seen a rapid growth with both global hotel chains and Indian brands expanding operations. Besides, catering to the tourist traffic, service providers are checking for innovate models to cash in on the opportunity thrown up by the growth in business travel. 36-year-old Ashok Chattaraj set up Siesta Hospitality in 2005 to provide business travelers customised solutions without blowing a hole in a company's expense account. What started as just a hospitality venture has today diversified into logistics with a launch of Siesta Logistics Corporation in 2007 and retail with the launch of Imprint Retail and Infrastructure in 2008. Growing over 400 percent for the first five years, Siesta has on board marquee client like JP Morgan and Standard Chartered.

The business model:

Ashok Chattaraj, Chairman & MD, Siesta Hospitality Services: Imagine a situation when the company is running its own guest house. There is an admin manager who would take the properties on lease, a procurement department to buy all the goods and a facilities department to manage it. So there are three sets of departments with the company managing it.

Here is a company who walks up in sales and say look, I am going to lease the property which you select. I am going to give you all furniture and fit house at a fraction lower cost than you will buy yourself because we buy in bulk. So our rates of procurement and hence capitalization is lower than what a company will buy and capitalise themselves. So you are getting a place exactly minus all the departments within your company. You are getting a lower capitalization of the product.

To avoid market volatility Siesta Hospitality signs long-term contracts between three-five years with most of its clients ensuring the steady cash flow. Ashok believes he can leverage with convenience and cost to convince corporates to opt for Siesta as opposed to setting up and running their own guest houses. Ashok's model seems to have a plenty of takers with Siesta clocking a turnover of Rs 100 crore in the last fiscal.

Managing and maintaining operations:

Chattaraj: Our costs are in three categories, the real estate cost to acquire the property where people are going to stay, the amortization cost which is opex from the capex that we have incurred and the opex is arrived by a kind of amortizing the capital expenditure towards the tenure of the contract and the third is the maintenance cost. It is any and every cost; be people costs, energy costs, entertainment costs, consumer. When you add these three, we add up our margins and that is our billing.

Today, Siesta Hospitality serves clients like Siemens Network, the UB Group, Coca Cola, Phillips, ITC, Bharti Airtel, Barclays, ICICI Bank and many more. Having raised USD 10 million from Matrix Partners in 2009, Siesta is present today in 26 cities and has even forayed into the international markets like Singapore and Hong Kong.

The way ahead:

Chattaraj: When we manage an operation of this order, there is a lot of learning, art and science that cumulatively has to be used. It can go into the choice of furniture so, depending on the size of the room; do you use single door, two-feet or four-feet width of a wardrobe or you use a 32-inch or a 26-inch of an LCD. So, these and the multiple other attributes that go in either creating a great place or maintaining a place in a fairly superlative manner is something that we specialize in doing. Hence, any and every corporate in the country should need our services.

So Ashok is gearing up to double his room inventory and his turnover by the end of the year. In a bid to address more customers, he launched Confluence, a work place managed by solutions which helps set up and manage office spaces. Confluence has helped clients to set up offices in DLF cyber city in Gurgaon and the plan is to enter Mumbai, Kolkata, Chennai and Bangalore within the next six months.

Lodha land deal to impact debt in current quarter: DLF

Ashok Tyagi, CFO, DLF explains to CNBC-TV18 that the completion of the sale of land to Lodha Developers will significantly reduce the debt in the books of the company.

Below is an edited transcript of the interview with CNBC-TV18

Q: You have inked a land deal with Lodha Developers and funds of about Rs 2,000 crore have flows into the company in the past two days. Will is cause a significant reduction in debt in Q2?

A: As we have explained earlier, the inking of three major deals will significantly reduce the company's debt - the Mumbai deal, the entire Aman Resorts deal and the wind farms deal. Since a bulk of the Mumbai deal was signed in the current quarter of Q3 there will be a significant drop in the debt levels soon.

Q: Will the entire proceeds of about Rs 2,800 crore be used for debt reduction?

A: Once the money comes in, it comes into a fungible hold. But clearly a significant part would result in a drop in the net debt.

Q: So if there you do not expect any debt reduction in Q2, will there be a slight increase in debt which has been the trend over the last few quarters?

A: Unfortunately, since there is meeting on the close of the quarter on November 12, I would not be able share any details. So, you will have to wait for ten more days. But I can say with great confidence that with the completion of this deal and the other two, there should be a drop in debt reduction in both Q3 and Q4.

Q: How much debt do you expect to remain in your books?

A: Our net debt was about Rs 22,700 crore and I still believe that we will end the fiscal with a net debt in the range of Rs 18,000 crore.

Q: The next two deals that impact debt are the sale of the wind business and Aman Resorts. Has negative news regarding the company in the media impacted the completion of deals especially the sale of Aman Resorts?

A: I would not like to comment on all of those pieces of negative news. We have stated whatever we had to in our press releases. But the fact that we have closed one of India's single biggest transactions over the last couple of days speaks volumes.

Q: Will the negative news impact the sale of Aman Resorts and the wind business?

A: We do not believe that it will have any impact at all.

Q: How much do you plan to raise from the sale of wind business and Aman Resorts?

A: We are plan to raise about Rs 2,500 crore from these two deals combined.

Q: By when will you complete the sale of Aman Resorts?

A: Each of these deals are in the middle of extremely serious bilateral discussions right now. I think the deals should be inked in the next few months. I clearly plan to ink both in the current fiscal.

Q: Why has DLF not launched anything new in the festive season?

A: That is because several projects are in different stages of approval, construction and hand-over.

BSES to pay Rs 30,000 for not restoring power connection

Power distribution firm BSES has been directed by a consumer forum here to pay Rs 30,000 to one of its customers for not restoring his power connection despite there being no pending dues. South-II District Consumer Disputes Redressal Forum asked the power distribution firm to pay the compensation relying upon the bills of South Delhi resident S C Pahwa and saying that nothing was to be paid by him as of October 2010. The discom should have "sympathetically and seriously" considered his case as he was suffering from various ailments, it added.

"We find a clear deficiency on the part of the opposite party (BSES) which did not consider the case of the complainant sympathetically and seriously, though he was a senior citizen suffering from various diseases. "Therefore, we allow this complaint and direct it to resume the electricity connection of complainant as he has already paid all the dues of his previous connection," a bench presided by MC Mehra said.

The bench also asked BSES to pay Pahwa Rs 20,000 as compensation for "harassment, deprivation and inconvenience including mental agony suffered by him" along with Rs 10,000 as litigation charges. Pahwa in his complaint had alleged that despite having cleared all his previous dues and having applied for a fresh power connection, electricity was not restored to his home.

The discom in its reply had contended that his connection was disconnected in 2008 over non-payment of dues and added that when he had cleared all the dues and applied for a fresh connection in September 2010, the same was installed and power supply restored within seven days after completing all necessary formalities.

Cos raise Rs 8,000 cr from primary market in Sept

Indian companies raised a whopping Rs 7,990 crore through primary market, largely via rights issue and debt, in September as various reform measures announced by the government improved investor sentiment.

Thus, the cumulative amount mobilised for the financial year 2012-13 till September has spurt to Rs 9,129.60 crore through 27 issues, although still lower than Rs 16,130.90 crore raised via 47 issues during the year-ago period.

According to data available with market regulator Sebi, while only Rs 36 crore was through four initial public offerings (IPOs) in September, Rs 6,682 crore was raised from 7 rights issues. Under this route, shares are issued to existing investors as per their holding at pre-determined price and ratio.

Besides, three firms secured Rs 1,272 crore through the debt route in September. "During September 2012, Rs 7,989.7 crore were mobilised in the primary market by way of 14 issues as compared to Rs 12.4 crore mobilised through two issues in August 2012, showing a manifold increase over the previous month," Sebi noted.

In August, the companies had not tapped the debt route. "Amount raised through IPOs during September 2012 include four IPO (worth Rs 35.9 crore) listed on SME (small and medium exchange) platform," it added.

Market analysts believes that an uptrend in the stock market and various reform measures being undertaken by the government and regulator Sebi have helped companies to look for primary market to raise funds in September.

"We have already invested USD 12 billion in the state and another USD 8 billion is in the pipeline," CMD SAIL CS Verma said while addressing a gathering at Global Investors Meet.

SAIL also plans to enhance the capacity of its Bhilai steel plant from 4 million tonnes per annum (MTPA) to 10 MTPA. "We are expanding the capacity of Bhilai plant from 4 MTPA to 7.5 MTPA and further 10 MTPA," Verma said without divulging any timeline for the proposal.

China proposes new initiatives for Syria ceasefire

BEIJING (Reuters) - China said on Thursday it had proposed a new initiative to head off an escalation of violence in Syria, including a phased, region-by-region ceasefire and the establishment of a transitional governing body.

The plan, proposed on Wednesday to Lakhdar Brahimi, the visiting United Nations-Arab League joint peace envoy on Syria, "is an extension of China's effort to push for a political resolution of the Syrian issue", a Foreign Ministry spokesman said.

The 19-month-old revolt against Syrian President Bashar al-Assad claimed at least six more lives on Wednesday in a bomb blast, state media and opposition activists said.

That followed the collapse of the latest ceasefire proposal, brokered by Brahimi in an effort to stop the fighting over the Muslim Eid al-Adha holiday.

The conflict has left an estimated 32,000 dead.

Chinese Foreign Ministry spokesman Hong Lei told a regular news briefing that under Beijing's "new proposal there are constructive new suggestions such as a ceasefire region by region and phase by phase, and establishing a transitional governing body".

Brahimi met on Wednesday with Chinese Foreign Minister Yang Jiechi who said the world should act with greater urgency to support Brahimi's mediation efforts.

"More and more countries have come to realise that a military option offers no way out, and a political settlement has become an increasingly shared aspiration," Hong said.

"China's new proposal is aimed at building international consensus and supporting Brahimi's mediation efforts ... and push forward for relevant parties in Syria to realise an early ceasefire and end of violence, and launch a political transition process led by the Syrian people at an early date."

China and Russia, both permanent members of the U.N. Security Council, have vetoed three Western-backed U.N. draft resolutions condemning Assad's government for the violence.

But China has been keen to show it is not taking sides and has urged the Syrian government to talk to the opposition and take steps to meet demands for political change.

Arsenal's Gervinho out for three weeks with ankle injury

LONDON (Reuters) - Arsenal's Gervinho will be out of action for three weeks with an ankle injury, ruling him out of Saturday's Premier League clash against Manchester United, manager Arsene Wenger said on Thursday.

The 25-year-old forward was stretchered off in Arsenal's 1-0 win over Queens Park Rangers last weekend and played no part in the club's extraordinary 7-5 victory over Reading in the League Cup on Tuesday.

"Reading was an irrational game. Some of the players still have heavy legs. (There will be) no Wojciech (Szczesny), no (Kieran) Gibbs, no (Abou) Diaby as well. Gervinho is out for three weeks," Wenger told reporters.

In addition to Saturday's match against United, the Ivory Coast international will miss the club's Champions League group match against Schalke 04 and Premier League encounters with Fulham and Tottenham Hotspur.

Gervinho has scored three times in seven Premier League starts this season, having featured as a central striker rather than on the wing where he played for much of his debut season at the club.

Theo Walcott is another player that Wenger said he would like to see play as a central striker in the future but he wants his contract situation settled by Christmas.

The England forward's current deal is up in 2013, but the 23-year-old gave a timely reminder his scoring prowess with two goals in Tuesday's League Cup thriller.

The French boss sang the striker's praises after the match and on Thursday reiterated his desire to keep hold of the player.

"There is urgency. I want it resolved by Christmas," Wenger said.

"His right position is through the middle in the future. We saw that in the game on Tuesday night. The positions on the flanks are changing, you have to do a lot of defending."

Arsenal face United at Old Trafford on Saturday. They were thrashed 8-2 thrashing by the same opponents in the same fixture last season.

The north London club are currently sixth in the Premier League, six points behind United in second.

Fast-finishing Scott joins Oosthuizen in China lead

SHENZHEN, China (Reuters) - Adam Scott will be making the headlines for all the right reasons after the Australian produced a spectacular finish to earn a share of the first-round lead at the WGC-HSBC Champions Tournament on Thursday.

A year ago, Scott found himself unwillingly involved in an uncomfortable situation when his caddie Steve Williams made a derogatory remark about his former employer, Tiger Woods, at a function in Shanghai prior to the third round.

Back in China for the final World Golf Championship event of the season, the 32-year-old let his clubs do the talking when he fired a seven-under 65 to join South Africa's Louis Oosthuizen at the top of the leaderboard.

Earlier in the day, American Ryder Cup players Phil Mickleson and Bubba Watson made positive starts to the $7 million tournament when the both shot rounds of 66 along with Sweden's Peter Hanson and Shane Lowry of Ireland.

The 2010 Open Championship winner Oosthuizen, starting his round from the 10th, was the first to overtake the quartet by making late birdies at the par-five seventh and ninth but Scott's finish over the same stretch was even more eye-catching.

At the seventh, his two-iron approach reached the fringe of the green and he two-putted for birdie, and he picked up another on the par-three eighth when his tee shot landed inside one foot of the pin.

He utilised his trusty two-iron to maximum effect again at the ninth, firing his approach to within 12 feet before sinking the eagle putt to complete his round in style with an inward 31.

BUCKING TRENDS

"I had a really good start," Scott, who has been relaxing at home in Australia since the end of the PGA Tour's FedEx Cup playoffs, told reporters.

"And a fast finish. I hit a lot of good shots and over the last couple of holes made the most of them.

"There are five par-fives on this set-up which are good for my game. The plan is to take advantage of them and hopefully hang on to the leaders this week."

Using a two-iron twice late in the round bucked the modern trend among touring professionals of using hybrid irons for long-range approach shots but Scott denied he had turned the golf equipment clock back 20 years.

"I have used hybrids before but my two-iron is not like the blades they used in the 1980s," he added. "It has a little bit more meat in the head and is a little more user friendly."

The presence of Mickleson, Watson and several leading Americans in the 78-strong field offers players from that part of the world good ranking points as well as lucrative rewards at a time when their own Tour is winding down for the winter.

However, they and many others on the course did have the U.S. on their minds, donning red, white and blue ribbons in their caps as a tribute to the victims of Hurricane Sandy that lashed the Atlantic region of the country this week.

Hanson, the winner of the BMW Masters in Shanghai last week, can leapfrog world number one Rory McIlroy in the European Tour Race to Dubai standings should he repeat that triumph on Sunday with the Northern Irishman taking a week off.

Sensex ends 75 pts up; auto, pharma rally, Hindalco up 5%

Indian equity benchmarks gained strength in late trade with the NSE Nifty closing above the 5600 level on Wednesday, helped by banking & financials, auto, technology and healthcare shares.
The 30-share BSE Sensex bounced back following 205 points fall yesterday after RBI policy; gained 74.53 points to close at 18,505.38.

Meanwhile, the 50-share NSE Nifty rose 21.80 points to 5,619.70.

But the benchmarks shed 1.4 percent in October owing to rising inflation, unchanged in policy rates, raising provision limit for banks and disappointing earnings. The profit booking was another reason behind this fall because the market had rallied over 6 percent in September following reforms by the government and inflow of foreign money after unlimited bond buying plans unveiled by Federal Reserve & ECB.

Going forward, US elections that will be taking place on November 6 and winter parliament session will be closely watched by investors next month.

If the government continues its reform process, founder of Citrus Advisor, Sanjay Sinha feels the market should see actually going up even higher from the current levels.

"Only setback that I see is the winter session of the Parliament where some of the policy measures that have been announced would be put to test of the voting. If there is fair amount of obstruction then there could be some amount for disappointment or some retracement. Otherwise I think there is a clear ground now for the market to go up even more," he explained.

Shares of Hindalco Industries, an aluminium major, shot up 5 percent, topping the buying list after the Essar Energy (a subsidiary of London listed Essar Energy plc) has secured stage 1 forest clearance for Mahan coal block (a joint venture between Essar Energy and Hindalco).

Auto stocks remained in bull grip since opening today as these companies will declare their sales numbers for October tomorrow. Commercial vehicle maker Tata Motors and top car maker Maruti Suzuki gained 3 percent on upgrade by brokerages.

India's largest lender State Bank of India was up 1.7 percent while its rival ICICI Bank rose 0.5 percent on short covering. Housing finance company HDFC went up 1.4 percent.

Drug producer Dr Reddy's Labs spiked 2 percent, which had gained 1.6 percent yesterday due to strong numbers in Q2. Shares of Cipla and Sun Pharma moved up 2.5 percent and 1.7 percent, respectively.

State-owned oil & gas producer ONGC and gas transmission company GAIL were down 1.7 percent each.

Power equipment maker BHEL fell 1.3 percent, continuing the fall since it disappointed the street by its numbers on every count in Q2.

FMCG major Hindustan Unilever went down 0.55 percent, extending the downward journey after poor volume growth in second quarter.

Cigarette major ITC and telecom operator Bharti Airtel lost 0.4 percent each. Engineering conglomerate Larsen & Toubro moved down 0.8 percent.
